Immediately I was excited – the words “motivated seller” had the word BARGAIN ringing in my ears. I called the seller and met him at the property. I was an incredibly nervous fresh-faced kid who had no idea what he was doing.

The next day I rang him, closed the deal, and after a few months I fixed the property, brought in 2 tenants and was making a $500/month profit.
Almost immediately, I borrowed against this property and bought another duplex. Making the same amount on that property, I was a 21-year-old kid with a $1,000/month passive investment. 12 months on, I sold the first property for a $22,000 profit, and 6 months later, the second duplex was sold for a $35,000 CASH windfall.

I really LOVED this. I thought to myself, “Why would anyone work?”… This is a no brainer.

Over the next few years, and into my mid-20s, I built a multi-million dollar net worth buying
rental properties. I borrowed millions of dollars from banks. I had almost 70 properties and was flying high.

It was during this time I learned the concept of ‘wholesaling’. Wholesaling undoubtedly is the secret to my success. It changed my life and this single strategy literally EXPLODED my income. But it was missing one key ingredient – I just didn’t know it at the time.

At this point, I thought I was bulletproof. Completely indestructible.

I was flying high, running a large business with full-time employees, multiple construction crews, and almost 100 tenants. I was rehabbing and selling houses on top of the rental business and was also aggressively wholesaling.

And then… everything came CRASHING down.

In the blink of an eye, my entire empire collapsed. It didn’t hit the ground, though…. it plummeted right through the floor.

It was 2008 and the mortgage crisis emerged. The largest crash since the great depression.

My property values collapsed and lost 75-90% of their value.

I reached a point where my mortgages were 5-7x the value of each property, and I was complete upside down on millions of dollars’ of real estate.

The tables had completely turned and I was freaking out. This disaster forced me into bankruptcy.

I hate to admit it but my life was an absolute mess. I couldn’t believe this was happening. I was Nick, the young successful entrepreneur, and now I was belly up?

How could I show my face to everyone I knew? How was I going to support my family?
